Beware of allowances and pricey upgrades when looking at specifications by architects, designers and contractors when remodeling or considering a new construction home. Standard features and specifications should be included any construction contract. If you’re considering a mid-priced home or remodel, mid-priced appliances, cabinets, flooring, lighting, plumbing, and windows should be standard, not an upgrade or an allowance.
-An allowance is a monetary value attached to an item of work in a new or remodeled home. If a contract stipulates $1,000 for kitchen countertops, any amount over that, comes out of your pocket as an extra. So, if you decide you want granite countertops, and the allowance is for $1,000, which is for Formica, the difference is your expense. These overages can add up quickly in either remodeling or new home. Allowances can be deceiving if you are not armed with knowledge of what specific home features cost. The largest culprit of low-balled allowances is in the lighting category. Do some comparison-shopping and create a spreadsheet before talking with a builder or contractor for everything from appliances to fireplace mantels. I prefer working with new home- builders and remodeling contractors who don’t feature low prices just to turn around and say almost everything is an upgrade or exceeds unrealistic allowances.
- Upgrades are a profit center for new homebuilders. The pedestal sink you see in a model home could be an upgrade from the standard vanity with cultured marble top. Even sink faucets and door hardware can be extras. Sometimes the fireplace is standard, but a mantel and hearth are upgrades. When visiting sales enters, always ask if the model is finished with standard or upgrades. A follow up question when comparing the lure of advertised prices to what you see in a model home is; “how much is this home as we see it?” You might be surprised at the spread between advertised and actual pricing.
- Standard features should be well defined in sales materials and contracts to purchase. Brand, model number, size, color, finish, and an equal alternative should specify every feature in case the original specification is now discontinued.

In the home there are many rooms that are used a lot, but the kitchen is one of the most cherished because it is where we are nourished and where all those wonderful smells emanate from. When you invite guests over and they smell the delicious dinner cooking they can hardly resist peeking into the kitchen to take a look at what is generating all that deliciousness. When your guests peak in one of the first things they notice is the main kitchen components. Nothing says country beauty like maple kitchen cabinets. There is just something alluring about this material that makes people stare in awe. The many shapes and swirls in the wood tend to mesmerize you if you look at it long enough.
Maple kitchen cabinets are a delightful choice for your kitchen, especially if your home is accented in wood. Maple will generally go with other types of wood although they carry their own characteristics that people can see pretty quickly. Most people know maple wood as soon as they see it but even if you don’t recognize it as such you will surely recognize the beauty and character in the wood itself as unique. Other woods have these types of characteristics as well. Maple wood can be seen in a large variety of homes throughout the United States, and often in mobile homes there is often a thin layer of maple wood or artificial maple wood sheets.
Maple kitchen cabinets are the most popular because of the look and feel it brings to the kitchen. Maple is generally not that expensive compared to other types like red wood or oak, but it is not a cheap looking wood either. Maple is a sturdy wood. Entire cabinets are created with it from the inside to the out, but often to save money cabinets are made with pressed particle board, or another cheaper wood that may be stronger for supporting heavy dishes and such, then the maple wood will be used for all the visible (while closed) areas of the cabinet. There is no point really in using maple throughout the cabinet in areas that will be covered anyway with cabinet paper. It also makes more sense to use a stronger wood for the shelving units inside the cabinets.

Home interiors are a challenging territory for most people, especially if you don’t have a large budget to hire a home stylist. The options to choose from are endless. The color of the walls to door knobs and lighting and fixtures, every single piece in a home accounts for something. Fixtures are indispensable to any home.
Kitchen is the most essential part of your home, while renovating it or building it from scratch you need to consider many things. There are reasons why you must be particular about your kitchen,
a) Your tastes and style is highly apparent in the kitchen
b) Kitchen needs more storage space than any other room
c) You spend the most time within your kitchen, doing various chores
Your kitchen unit can be installed by yourself if you are keen to do hands-on work or you can hire a handy man to work the details through. If you install the cabinets yourself, you can cut down on the cost by a massive difference.
Paint away: If your cabinets are wooden, then you might want to consider painting them. What painted kitchen cabinets do is that they add depth and interest to your kitchen, look neutral and can be painted to complement other features of your kitchen. For example, if your kitchen has white porcelain tiles then you might want to add a similar shade of ivory on your cabinets.
Earthen tones: The best kitchen cabinet shades, that are reliable and give off an authentic look is when one uses earthen tones. Wooden cabinets can give a warm feel. Think mahogany, burgundy and rich wooden brown. A cheaper alternative, after the polish would be using Formica for your cabinets. They are less costly and come in a multitude of colors. The best feature of using Formica is that it’s easily cleaned, one wipe of slightly damp cloth and it looks bright and new again. These earth tones light up your kitchen and often blend with the rest of your home, which is a plus point if you use wooden floor.
Cooler shades: Another option which is a relatively good idea would be to use oak wood cabinets. It gives your kitchen a clean, fresh look. Oak wood is not that expensive and is sturdy for home use.
Similarly for wardrobes you might want to use the same techniques to make your room stand out. What you should avoid is,
Intense ornamentation: Fashion is not just restricted to clothes. It has evolved and reflects the current trends. Home design today is all about clean, streamlined, and minimal furnishings, this applies to kitchens too. For example, white cabinets are the perfect accessory for contemporary kitchens, because it imbibes a clean, clutter-free look, and it’s the perfect setting for modern dinnerware, tile and fixtures. White wardrobes with louvers can be the optimal accessory.
Fixtures give your home a new look, not only are they great at facilitating storage they are a modern design accessory. They can exhibit your flair for home styling, chic and modern without being cluttered.

A rabbit is a loveable pet. Your children would love to have it as their pet. Rabbits do not require as much care and attention as dogs or cats. They adapt easily to their environment, so they can easily live indoors or outdoors. It is advisable, however, to keep them as outdoor pets because they fare well better outdoors. To keep them safe and snug, you would have to put them inside a rabbit hutch that is warm and secure. Now, you are probably thinking, “But I don’t know how to build a rabbit hutch!”
You don’t really have to worry about learning how to build a rabbit hutch. It is really quite simple. However, it is important that you draw out your plans first before you start soldering the hutch’s frame. Make sure that you have carefully considered every tiny detail so you will have everything at hand when you start making the hutch.
When drafting your plans on how to build a rabbit hutch, you need to take into consideration the size of your rabbit and of course, its growth. Is your pet an incredibly large or small rabbit? Do you think he or she will likely to grow more in size? You really don’t have to decorate the cage flamboyantly. You just have to make sure that the one-room space your rabbit will occupy is roomy, warm and safe.
So, what do you need? To build a hutch, you need to have the following at hand: wire cloth, eight pieces of wood or metal rods, hinges, staples, woven hardware cloth or wire rolls (with the former being much preferable), formica sheet, and 2×4″ stock. For tools, you need to have wire snips, gloves, screw driver, staple gun, coping saw and soldering iron.
Of course, you can always make wooden rabbit hutches but it is better to learn how to build a rabbit hutch that is made of metal. Metal hutches are more superior. They are easy to clean and bad odors don’t stick to metal easily.
When you are learning how to build a rabbit hutch, you need to consider the proper materials to use when building the walls, roof and flooring. For instance, you cannot use the wire mesh for the hutch’s flooring. This will likely harm your rabbit’s paws. The wire cloth is advisable for the flooring. The wire mesh, however, is great for the walls, but then woven hardware cloth is even better.
To construct the frame, you would have to lay out the pieces you need for the frame. Cut these pieces into the desired length. Solder the hutch side walls and then attach them to the front and rear rods in order to create the metal frame. Once you are finished with this, you can then construct the door and attached the same to the frame using screw and hinges. Once you have the frame, you can then roll the wire mesh or woven hardware cloth to create the walls. Tack the corner points and flatten the wire ripples. For the flooring, you would have to cut the 2×4 inches stock and attach them to frame with staples. Place a piece of Formica underneath to catch the rabbit’s wastes.
You need to learn how to build a rabbit hutch properly if you want to ensure the safety of your pet. Fortunately, it is relatively easy to learn how to build a rabbit hutch. You will even enjoy doing it. All you just need are the right materials and that’s it.

Properties of silestone countertops
What are the characteristics of this man-made stone that makes it one of the most-preferred countertop materials?
Durability – This stone is said to have four times the flexural strength of granite, making it less prone to damage during transport, fabrication, installation, and daily use. This refers to the stone’s degree of flexibility coupled with its resistance to damage.
Like granite, it can stand up to stress from objects being heaped on it and from slicing and chopping directly on its surface. You can even knead dough or use a rolling pin directly on the surface of silestone countertops.
Heat-resistance – These hardy countertops can take anything, from piping hot soup pots to freezing cold ice cream tumblers on their surfaces. Unlike other synthetic materials such as formica or laminates which can easily warp or get burn stains from extremes in temperatures, silestone doesn’t show any signs of buckling no matter how hot or cold an object put on top of it may be.
Stain-resistance – Granite needs to have sealant applied on it to make it impervious to spills and staining. Silestone countertops, on the other hand, are engineered to keep any sort of chemical from penetrating their surfaces. Thus, you won’t have to fuss about accidentally spilling juice, oil, coffee, tea, or wine on your beautiful countertop.
Scratch-resistance – A Silestone countertop is also guaranteed to resist scratches from household utensils and other objects accidentally scraped on its surface. As there are only three other minerals (diamond, topaz, sapphire) said to be tougher than its component, quartz, you can expect a Silestone countertop to look as good as new after years of reasonable use.
Luster – This refers to the sheen you’d find in Silestone countertops. It is actually caused by the natural minerals found in it, which synthetic materials cannot duplicate. While quartz is this material’s main ingredient, manufacturers have included other colors to ensure that you’ll find the particular slab you’re looking for. Silestone colors can be of a solid color, or mottled and textured just like granite.
How is Silestone cleaned?
A countertop made of this material can be cleaned regularly with mild soap. Avoid using abrasive cleaning agents or those that have harsh acids. Also use a soft absorbent cloth rather than Brillo pads which may scratch the glossy surfaces, making them dull over time.
Some brands even have antimicrobial products incorporated in the stone so you’ll get protection in every slab you buy. This innovation safely fights the proliferation of odor-causing bacteria, mildew, and mold. With it, you’ll get countertop surfaces that are easy to clean and that stay sterilized longer in between cleanings.
